What types of businesses will call Lakeview home?

A diversified industrial base centered on light and medium industries, with supportive commercial elements. Sectors will include advanced manufacturing and production facilities, health and life sciences, food and agriculture, global supply chain, AI & deep technology, and logistics.

There are two defined areas within Lakeview — light/medium industrial zones and commercial/retail zone. North of the rail along township 540A and Ray Gibbon Drive will offer supportive commercial services, and south of the rail line to Meadowview Drive is intended for industrial type businesses. For permitted and discretionary uses please reference the proposed land use map and land use resources page.

Are there existing utilities?

The St. Albert West Area Structure Plan details future water, sanitary and high-speed Telus internet servicing plans for the Lakeview Business District.

For development north of the rail line, utility services are currently available and can be pulled directly from the north. Additional utilities include an ATCO Gas high-pressure line and a transmission line for heavy electrical power.

When will servicing begin in Lakeview?

The City of St. Albert will be front-ending the servicing and road infrastructure in Lakeview. Preliminary engineering has already started with engineering and design planned to be completed by 2026. The next phase of construction will commence in 2026/2027.

Is there a rail connectivity in Lakeview?

There is a CN rail line that flows through the top end of the district and connects to the Intermodal yard in Edmonton. There is a possibility to create a smaller rail spur to the northwest at an additional cost.

Are there parcels of land available for sale?

There are various owners of the lands in Lakeview Business District, both privately owned and municipally owned. Please contact us for further details.

Is St. Albert offering any development incentives?

A development accelerator program (DAP) has been created which is a reimbursement-based incentive tailored to encourage early-stage development. The program will offer up to $110,000/acre for land development and construction of industrial and commercial buildings in Lakeview Business District. The program will be ready to receive applications starting in January 2026.
